The Stadium Thread

I won't speak to the Loudoun site as I don't know it. I am very familiar with the Woodbridge and Dumfries sites---live about 10 minutes from one and 15 from the other.

Quick thoughts ...

Woodbridge site - setting aside for the moment how far it is from DC (26 miles) and that the ONLY main access would be I-95--which in this area is a parking lot at least twice a day on good days--truth is I don't think it has nearly the developmental space around it for the "Commanders City" they're taking about. As I've said a couple times already, I don't see ANY NFL team settling for a stadium complex only....this site just doesn't have the physical growth potential for commercial growth attached to it. Yes, Potomac Mills is just three miles south, and that DOES have all kinds of shopping/food (not much nightlife though), but I don't think that's enough. Plus it's ... well ... a discount mall.

Dumfries site - all the space in the world, and cool to be close to the Potomac. Beyond that? There is ONLY potential there. Nothing else but higher-end residential. Kind of folks with the money to put up vigorous legal resistance. And road access to the actual stadium would be a nightmare. Where the Woodbridge site is literally up against I-95, Potomac Shores forces you off it and onto the Rt. 1 corridor, and nothing but commercial and residential. Good luck.

- Dan would pretty much be writing off any MD fans attending in any numbers ... take a look at access to these two sites. As in, where the bridges are. There is one way in and one way out of this area if you're coming from DC or MD ... I-frickin'-95. Unless locals get their shit together and start a robust ferry service from the MD side I'm thinking MD fans are gonna feel cut out of the fun.

- I wonder if any other NFL team has a stadium 26 or 35 miles from its city? Weird that these days a team would even consider it. Remember RFK games, with the TV promo shots and blimp shots featuring The National Mall as backdrop? And even Nationals Stadium, which if they screwed up the sightlines is at least in the city? Woodbridge and Dumfries telecasts would probably just use the daily helicopter footage of I-95 traffic snarlage.

But ... they didn't ask for my opinion.
 
That is some good analysis of the area. The only stadium I can think of that is far away from its city is Levi Stadium, which is in Santa Clara. I remember when it first opened stories about how difficult it was to get to for people from San Francisco. I’ve never been to that area so I don’t know how much is around there.

I also agree that if they moved too far from the city, they would risk alienating fans from MD. Of course they were winning, they could move the team to Roanoke and fans would travel.

The old Pontiac Silverdome was about 30 miles from Detroit.
 
I THINK its more common than we realize. Jets and Giants dont play in New York. Levi's Stadium is in Santa Clara, which is (according to Google) roughly 45 miles from San Francisco. AT&T is 19 miles outside of Dallas.

I actually think thats part of the appeal to Snyder and co. The idea similar to Shea Stadium in New York as part of the 'identity' of the location.


I would be very curious to see how much you actually hear it during a football game. Baseball is a different animal because the majority of a baseball game is quiet.
 
I think the idea that fans won’t travel to go to game belies what we’ve seen for 30 years where every Sunday masses of Virginians have made the trek to Maryland to see the game. Fans will make the trip, it would simply be south not north this time. And to the extent they lose some Maryland fans on the process I think that more than gets made up with new fans in the vicinity of a new stadium.

As far as entrance and exit routes Om laid that out pretty well. I’m not sure a ‘non-nightmare’ option exists for great access on an NFL stadium trip (seems to be par for the course).
 
Gillette Stadium in Foxborough is closer to Rhode Island and Connecticut than Boston (about thirty miles away) and Logan International.

Seems Maryland has jumped into the conversation now. Anyone know about the area of Morgan Boulevard?


Its basically right next door to the current stadium, but closer to the metro. The metro station now is a bit of a walk and I believe they use buses to get people to and from the stadium. So it’s not an ideal situation currently. This wouldn’t solve the current problems with the location of the stadium.

Can't find the article online for free yet (no I am not going to pay for this old-timey local rag), but the takeaways are:

- Local officials signed NDA's saying they would not comment on the two PWC sites under consideration.

- The Potomac Shores site proposal includes a marina ... which as I hinted above might be a mitigation of the problem Maryland fans would face getting to the site. It also apparently includes a Metro Station, which would be great for local traffic, BUT, according to the article, has a current cost estimate from the state at $27 billion. With a B. So, not happening.

- As per the initial WUSA9 report, the estimated cost of each site is $3 billion. Which means it'll actually run anywhere from, what, $4-6 billion?

The rest is just a rehash of what we already know.
 
The revenue that a stadium complex with all the associated restaurants, bars, and retail stores that would come with it would be enormous. It might make those kinds of numbers a lot more palateable.
 
On a side bar, a Metro down to Dumfires, and as far as Stafford feels like a no brainer to me. As bad as 95 is.....
 
I obviously can't speak to it with the authority Mark, who lives there, has... but seems like expanding Metro and adding a stadium stop at one of those locations would serve a far greater function than just reducing traffic on game days. That's how you justify the cost - it's expanding public transportation out to one of the fastest growing areas of the DMV suburbs. Hell - maybe that's been the plan all along and a new stadium simply accelerates it?
 
Oh, it would absolutely be a benefit. I was just making sure the number associated with it---$27 billion---was clear. And that's just the projected building cost, without consideration of maintenance, operation, etc. Metro extensions south of the Beltway have been discussed ad nauseam for decades. I guess all I'm saying on this point is I'm not clear whether or not tying that to building an NFL stadium complex has any tangible impact on if/when it would ever get done.
